Tips for First-Time Homebuyers

Tips for First-Time Homebuyers

First-time homebuyers often search the web for articles and blogs filled with useful tips. Unfortunately, there are still a number of things that they will have to learn first-hand. Since buying a home is both exciting and stressful I have combined a list of information that will fill the gaps for anyone who is considering purchasing a home.

Consider Long-Term and Re-Sale Value

Before deciding on a home take into consideration your future plans. Are you planning on having children? Do you have elderly relatives you may have to care for one day? Or maybe you’re considering purchasing a home as a real estate investment. If your neighborhood is within an area that has a bad district or is on a busy street, you will have some serious issues selling your home when the time comes.

Make a List of “Must-Have” Items

Home buying is exciting! Unfortunately, first time home buyers get so caught up in that excitement that they sometimes overlook some of the most important things they want in as home. Make a list of what is important to you and be sure to stick to it. Cross off each item when you find them in your home and be sure to only pick a home that takes either all or most of your “must-haves.” Take photographs of things you like in the home so that you can refer back to them when you are making your final decision.

Take ALL Expenses into Consideration

When purchasing a home it’s important that you don’t just take into account the principal. Be sure to consider the interest charge, the cost of taxes and home insurance, as well as utilities, commuting costs to and from work, and finally the costs of upgrading and renovating. Contact utility companies to estimate what the costs may be and plan your budget accordingly.

Check in on the Homeowner’s Association

If you plan on renting out your home, then it’s important that you not only find a neighborhood that is desirable, but also check that the homeowner’s association is acceptable. If the contract prohibits renting out a home then you could be wasting your money purchasing that home. Also, if there are a lot of complaints about the association there is a good chance you won’t have too many renters with the association harassing your tenants. You will likely end up looking for other homes for sale.

Before investing in real estate and buying a home, make sure you do your due diligence and thorough research. It’s a big commitment and you want to be sure you are committing to the right home.

Preparing For The Big Move

Posted on by Real Estate

Start Today to Prepare For The Big Move

Thinking of moving to a new home? Whether your new home is a few blocks away or halfway across the country, moving is a big decision that will require plenty of thought and planning. Here are some of the most important things to keep in mind when preparing for a big move.

Research your options in moving companies. Your choice in movers will have a lot to do with how smoothly the entire move will go. Check out as many different moving companies as you can, working off a list of recommendations supplied by people you know and trust. This will give you a good idea of the rates and services of the different moving companies, making it possible for you to make an informed decision.

Allot enough time for packing. Make sure you plan for sufficient organization and packing time, and allot a couple of extra days at the end. In most cases, you won't really know how much work is involved until you start actually packing up your items. Ideally, you will want to be done with your packing a couple of days before the movers are set to arrive. This way, you avoid rushing and you will have sufficient time to ensure that the packing is done properly.

Get organized. Before you start stuffing items into boxes haphazardly, plan out which items will go where and with what. You will generally want fragile items to go together, and bulky and heavy items to go into their separate boxes. It might be helpful to draw up a list of all your things to be packed at this point. This will also make it easier for you to figure out if all your stuff made the move to your new home safely.

Stock up on supplies. Take a trip down to the stationary store before you start packing and stock up on everything you will need. Make sure you have a variety of differently-sized boxes, packaging tape, bubble wrap, twine, labeling stickers, markers, box cutters, and whatever else you need to pack your items up securely. Make sure you have everything you need before you start, as having to make a trip to the store for another roll of tape is an inconvenience that can really slow you down.

Double-check. This is where the importance of preplanning and proper scheduling comes in. Ideally, you should have enough time to pack everything up and be able to check it a day or two before the movers are set to arrive for pickup. Working off the list you prepared earlier, check to see that all your items are where they belong and that they are packed safely and securely. By taking this extra bit of precaution, you will help ensure that all your items will arrive at your new home safely when packing day comes around.
